In Toronto's Ossington Avenue has a newly open retail and office building with an old century brick building in the neighborhood and has been attracting some of the city's trendiest restaurants, boutiques and small businesses. It's a brick clad building with a historical architecture, but Ossington is a brand new building and is part of a growing trend towards the mid-rise intensification of traditionally low-rise street apartments and building, providing housing to rapidly growing populations. What's unique about the project is that it uses mass timber for floor plates on a steel frame and, because engineered timber is more sustainable option, it has a higher speed for construction and is prefabricated off-site and assembled to the site, and they have been able to gain significant efficiencies by using this particular approach on this project. The grant is through the Build Back Better Regional Challenge and is specifically focused on utilizing Mastimba products in prefabricated modular home and construction projects. Working with the consultation team of the department the consumer of business services in 2022, the DLCD staff and the consulting team ordered the development of codes in five cities and identified local regulatory barriers and developing Mastimba and modular housing. Starting in fall or autumn, the Code UP project team will continue to work by providing additional jurisdictions with code audits, amendments, recommendations and community engagement services.
